What Actually Drives Foreign Demand for Thai Property?

Phuket's transformation from island resort to global city is no longer a forecast - it is already underway, underpinned by one of the most ambitious infrastructure pipelines in Thailand's history.

Fewer deals, larger tickets

Between January and June, foreigners took ownership of 6,533 condominium units, down 8.8% year on year, yet transfer value slipped only 1.5% to THB 28.27 billion, according to the Real Estate Information Center (REIC). The second quarter was firmer, with value up 20.2%. REIC attributes the weaker first half to softer conditions at home and abroad, which led some overseas buyers to postpone decisions.

  1. Who is buying, and what their home economies are doing

Chinese buyers remain the largest group, but their first-quarter transfers fell 38.8% in units. Russian buyers moved the opposite way, with units up 33% and value up around 69%. Bangkok still holds the largest share of foreign transfer value, at about 46%, but Phuket showed the strongest growth: its transfer value rose 34.9% on demand for high-priced homes, and Russians accounted for 44% of foreign condo transfer value in the province. Each nationality responds to its own currency, capital rules and economy, so a change in the mix can reshape a market even when headline volumes look steady.

  2. Currency and the cost of money

The Bank of Thailand has held its policy rate at 1.00% since February and, in June, noted that the baht had depreciated against the US dollar after the Federal Reserve shifted stance. Most economists surveyed expect no change this year. Foreign buyers generally must remit funds from abroad in foreign currency to register a condo in their own name, so exchange rates and home-market conditions typically matter more to them than Thai mortgage rates.

  3. 3. Access: tourism and visas

Many buyers meet a destination as visitors first. Arrivals reached 23.2 million in the first nine months of 2026, down 3.8%, with the Tourism Authority of Thailand pointing to a stronger baht as a competitiveness challenge, although Chinese arrivals rose about 15%. Policy is shifting too. From 15 September, visa-free stays for around 60 countries and territories were cut from 60 to 30 days, while existing 30-day arrangements with China and Russia are unchanged. Since 31 August, DTV applicants must also submit a police clearance certificate. Longer-stay routes such as the 10-year LTR visa remain, but none of them changes what a foreigner may own.

  4. 4. Clarity of the rules

Foreigners can still own condominium units freehold within a 49% foreign quota but cannot own land directly. What changed in 2026 is enforcement: tighter digital tracking of quotas and closer scrutiny of nominee structures. That favours transparent, compliant projects and gives buyers more reason to ask for legal clarity before they commit.

The takeaway

Foreign demand is selective rather than absent. Currency, visitor flows, visa policy and legal clarity each shape who buys and what they buy. The sharpest read of the market comes from looking beneath the headline, by nationality, by destination and by price segment, rather than at national totals alone.

The light rail corridor, airport expansion and expressway network will fundamentally improve access to and across the areas where AYANA is rooted - reinforcing the long-term liveability and investment value of this part of the island for years to come.
