Everything You Wanted to Know from a Lawyer

Throughout November, AYANA hosted a three-part legal seminar series led by Alexandra Agapitova, offering practical guidance for agents, buyers, and property owners navigating Thailand’s real estate landscape.

The first session, “How an Agent Can Receive Commission and Pay Taxes,” covered essential documentation including contracts, invoices, receipts, and withholding tax, along with VAT obligations, corporate income tax calculations, and strategies for tax optimization under current regulations.

The second edition, “Full Taxation Cycle for Property Owners,” helped participants understand the full spectrum of property-related taxes - from buyer responsibilities and common pitfalls in contract assignments to critical distinctions between the 0.02% and 0.3% ownership taxes.

The session also explored tax considerations for long- and short-term rentals, as well as procedures for selling property and transferring funds out of Thailand.

The final seminar focused on Leasehold Property in Thailand, explaining civil law principles, key points to review in leasehold agreements and scenarios leasehold buyers should anticipate.

This includes payment terms, extension guarantees, and removing restrictive clauses.
